What is the service charge and how do I pay it?

 

We’re glad you asked that question!

 

The service charge is £75.00 a month and pays for the general upkeep of the exteriors of the flats, including the roofs and gardens.

 

It provides: electric light to the under crofts and stairwells; pays for regular contract cleaning of the stairwells and windows; and pays a contract gardener.

 

It also pays for your buildings insurance. You only need to take out contents cover for your flat as we cover the exterior fabric of the flats.

 

How does that work? If there’s a leak in your roof, for example, the buildings insurance pays to fix it. (There should not be a leak – because we have a 15-year guarantee against any leakage.)

 

If, on the other hand, your kitchen sink or shower, for instance, springs a leak, then that is your (or your landlord’s) responsibility. This is because your kitchen sink and shower are inside your flat, not outside it.

 

Over the last 18 months, the service charge has funded:

  • the replacement of the roofs on three of the four blocks, with a 15-year guarantee against future leaks
  • fixing the leaking roof of the garages
  • jetting the drains in two of the four blocks
  • planting flowers, herbs, shrubs and small trees
  • decorating a stairwell
  • repairing entrance doors
  • and carrying out general maintenance tasks

 

You should arrange to pay your service charge by completing the form that the company administrator will have sent you. If you haven’t received the form, please let us know.
